What is the Legal Requirement?:

  • The Fire (Scotland) Act 2005 and The Fire Safety (Scotland) Regulations mandate that fire risk assessments are required for workplaces and other non-domestic buildings. 

 

Competent Person:

  • If a business owner or duty holder lacks the expertise to conduct a fire risk assessment, they should consult with a competent person, such as a professional fire risk assessor. 

 

Risk Assessment Process:

  • The assessment involves identifying potential fire hazards, evaluating the likelihood and severity of harm, and developing a plan to mitigate those risks. 

 

Types Of Building Covered:

  • Fire risk assessments are tailored to the specific building, its use, and the activities conducted within assessments cover various building types, including Office, Agricultural, Commercial, and Residential premises such as Houses of Multiple Occupants (HMO's) and holiday home Short Term Lets (STL's)

 

Third-Party Certification:

  • Some fire safety organisations, offer certification schemes for fire risk assessors, providing assurance of their competence and quality of service. 

Cost:

  • The cost of a fire risk assessment can vary based on the size and complexity of the premises, ranging from a few hundred to over a thousand pounds.
